Approved Suitland Mixed-Use Town Center Development Plan February 2006 Plan This development plan includes a design review process and standards to establish a framework for
business and property owners, tenants, residents, County officials and staff to review planned new
development or redevelopment within the Mixed-
Use Town Center Zone. This rezoning effort is intended to foster redevelopment and revitalization
to create a town center
in Suitland that will include the County's Suitland Manor redevelopment project. It will also
implement the county's 2002
General Plan Regional Center recommendation for this area that includes the Suitland Metro Station.
The Mixed-Use Town
Center Zone stipulates that regulations concerning the location, size and other provisions for all
buildings and structures in
the zone are as provided in an approved town center development plan.
This document provides the following: a brief introduction and historical overview; overall
development and design concepts;
a specific long-range development concept that proposes areas for mixed-use and residential
development with new and
improved public spaces; specific design principles and standards to guide development necessary to
create a town center;
description of the local design review and special permit processes; inventory of existing uses and
street right-of-way widths;
the permitted uses and special permit process in the M-U-TC Zone; and recommended plant species.
